A request by Carriage Road, LLC to rezone 1.571 total acres from Agricultural (A1) to Traditional Neighborhood Development Infill (TND-I), to allow a mixed-use development. The proposed mixed-use development will mainly consist of a community center, coffee shop, and soccer practice facility. The property is located at 1708 & 1714 Carriage Road, Riner, at the intersection of Carriage Road (State Route 704) and Five Points Road (State Route 671). The property is further identified as Tax Maps 119-A A 8, 9 (Parcel IDs: 070635, 070611), 1.571 acres, zoned A-1 Agricultural in the Riner Magisterial District. The property currently lies in an area designated as Village Expansion in the 2025 Montgomery County Comprehensive Plan, and is further designated as Mixed Use in the Prices Fork Village Plan.
